Here’s the brutal truth: most agents are still pricing homes based on sold comps. But when inventory is rising, pricing needs to be based on actives. You’re not competing with what sold—you’re competing with what’s still sitting.

Brent nailed it: “Your job is to ask the seller, ‘Do you want to be one of the three that sell or one of the seven that don’t?’”
