The Only 2 Things That Matter in Real Estate

There’s a dangerous belief floating around in real estate:

“If I just changed brokerages…
If I joined a different team…
If I had a better environment…”

Then I’d succeed.

Here’s the reality:

Your environment plays a role.
But the biggest role in your success is skill and will.

That’s it.

Skill Is Your Responsibility

If you’re not building your skillset every day, that’s on you.

Not your broker.
Not your team lead.
Not your market.

Your ability to:

  • Handle objections

  • Convert at open houses

  • Lead buyer consultations

  • Close listings

Comes from reps.

At a recent Coffees for Closers event, a top agent shared she did 3–5 open houses per week when she started. In just four years, she’s closed over $75M.

Everyone nodded.

Almost no one wrote it down.

The difference isn’t knowledge.
It is execution.

Will Is the Multiplier

You can’t treat real estate like a hobby and expect it to pay like a business.

If you’re new and not making money yet:

  • Why are you leaving at noon?

  • Why are you “done” at 3:00?

  • Why are you going home when there are conversations to be had?

The agents who win show up.
They treat it like a job.
They stay late.
They get the reps.

That’s where skill is built.

The Grass Is Greener Where You Water It

A mentor once said:

“People think the grass is greener on the other side.
The reality is the grass is greener where you water it.”

If you’re watering where you are building skill, showing up daily, putting in the work, and you still see opportunity elsewhere? Go.

But take that work ethic with you.

Because wherever you go… There you are.

The Business Is Simple

You have two jobs in real estate:

  1. Help people buy and sell homes.

  2. If you don’t have anyone to help, find someone who needs help.

That’s it.

We overcomplicate it.
We blame the market.
We blame rates.
We blame our brokerage.

But success almost always comes back to the same two levers:

Skill. And Will.
